SCEDU Letting Policies 2009/2010- There is no option for licensees to acquire security of tenure.
- Units are let subject to all the terms and conditions as set out in the licence agreement.
- A bond equivalent to one month rent will be charged at the beginning of the initial licence period.
- In the case of all licensees, credit references will be taken up prior to entering into a licence agreement.
- Any business activity is permitted, unless it does not comply with SCEDU policy, or with the terms and conditions of the lease SCEDU has entered into with Sheffield City Council.
- Rents and charges for Administration services will be paid to SCEDU according to invoices on demand.
- Extra charges will be incurred for: Business Rates – these will be made payable to Sheffield City Council & Electricity – as per issued bill
- SCEDU will provide a variety of Administration services, subject to charges as indicated on the Administration Services Charges List.
- Meeting room hire is also available at charges as indicated. Refreshments and catering will also be available at charges as indicated.
- Entry to the site will not be restricted for any licensees or their employees, and will be available 24 hours per day, seven days per week.
- All licensees and their employees will be responsible for the security of their own unit, and for maintaining the security of the site if working late.
- SCEDU will open and staff the main site office and reception between 9.00am and 5.00pm Monday to Friday. SCEDU may be able to open the site out of working hours on request of licensees, at an extra charge to cover staffing costs.
- Licensees may furnish and equip units as they wish, but no outside signage is permitted without permission, there is a facility for individual signage in line with the site designs. Licensees own company logos may be used in line with this policy.
- Licensees may paint the inside of their own units according to their own wishes, but any paint applied must be environmentally friendly.
- Licensees can request to make alterations to their unit in writing to SCEDU. All alterations then need to be changed back when leaving the unit.
- Any flooring needs to be of good condition when leaving the unit or replaced to the standard of when occupied
- All units are let with one on site parking space, the cost of which is included in the rent
- All licensees and their employees are required to abide by SCEDU’s Equal Opportunities and Environmental Policies, as set out in the Mowbray Street Handbook.
